The Opportunity
Our client is a respected and growing real estate developer with a strong portfolio of residential and mixed-use developments throughout Western Canada. They are seeking an experienced Construction Superintendent to lead the successful delivery of a six-storey steel-frame residential development located in Vancouver, British Columbia.
Reporting to the Project Manager, you will be responsible for leading all on-site construction activities from project mobilization through occupancy while ensuring the project is delivered safely, on schedule, within budget, and to the highest quality standards.
This opportunity is ideal for an experienced Superintendent who enjoys being in the field, building strong relationships with trades and consultants, solving problems proactively, and taking ownership of project execution from start to finish.
Key Responsibilities
Site Leadership
- Lead all on-site construction activities from project start-up through completion.
- Direct and coordinate daily activities of subcontractors, trades, suppliers, and consultants.
- Foster a collaborative, professional, and safety-focused job site culture.
- Ensure work is completed safely, efficiently, and to the highest quality standards.
Project Execution
- Develop and maintain detailed construction schedules and short-interval work plans.
- Monitor project progress and proactively identify scheduling, quality, or coordination issues.
- Coordinate daily site operations to maintain project milestones.
- Support commissioning, occupancy, deficiency completion, and project close-out activities.
Construction Coordination
- Review construction drawings, specifications, and contract documents.
- Coordinate inspections with municipal authorities, consultants, and regulatory agencies.
- Manage Requests for Information (RFIs), site instructions, and field coordination.
- Ensure construction aligns with approved drawings, specifications, and design intent.
Quality Control
- Maintain quality standards throughout every phase of construction.
- Monitor workmanship and ensure deficiencies are addressed promptly.
- Work collaboratively with consultants and project stakeholders to maintain project excellence.
Safety & Compliance
- Ensure compliance with WorkSafeBC legislation and company safety policies.
- Conduct regular site safety meetings and inspections.
- Promote a culture of accountability, safety, and continuous improvement.
- Ensure all subcontractors comply with project safety requirements.
Documentation & Reporting
- Maintain daily site reports and construction documentation.
- Track project progress and communicate updates to project leadership.
- Maintain accurate records of inspections, deficiencies, RFIs, and site activities.
Qualifications
- Minimum 7 years of experience as a Construction Superintendent on commercial or multi-family residential projects.
- Demonstrated experience delivering mid-rise residential developments.
- Experience with steel-frame construction is considered a significant asset.
- Strong knowledge of construction sequencing, scheduling, and project coordination.
- Ability to interpret architectural, structural, civil, and mechanical drawings.
- Strong leadership, communication, and conflict-resolution skills.
- Excellent organizational and time management abilities.
- Strong commitment to safety, quality, and customer satisfaction.
- Proficiency with Microsoft Office.
- Experience using construction management software is considered an asset.

Compensation & Benefits
- Competitive salary of $115,000 - $130,000, depending on experience.
