The Opportunity
Otter Wise Talent Solutions is proud to partner with a respected Western Canadian real estate developer to recruit an experienced Construction Superintendent – Mid-Rise Residential (Steel Frame).
Based in Vancouver, British Columbia, this position reports directly to the Project Manager and is responsible for leading all on-site construction activities from mobilization through occupancy on a six-storey steel-frame residential development.
This opportunity is ideal for an experienced construction professional who enjoys taking ownership of site operations, leading high-performing trade partners, and delivering exceptional residential projects safely, on schedule, and to the highest quality standards.
Working closely with project management, consultants, municipal authorities, and trade partners, you will play a critical leadership role throughout the entire construction lifecycle while ensuring projects are delivered on time, within budget, and to the highest standard of workmanship.
Key Responsibilities
Site Leadership & Construction Operations
- Lead all on-site construction activities from project mobilization through completion.
- Supervise subcontractors, trades, suppliers, consultants, and field personnel.
- Coordinate daily construction activities and establish short-interval work plans.
- Foster a productive, collaborative, and professional site culture.
- Lead regular site meetings and ensure clear communication across all project stakeholders.
- Mentor and support subcontractors to maintain productivity and project standards.
Project Delivery
- Manage construction schedules and monitor critical project milestones.
- Identify schedule risks and proactively implement solutions.
- Review drawings, specifications, shop drawings, and construction documents to ensure work aligns with design intent.
- Coordinate inspections with consultants, municipal authorities, and regulatory agencies.
- Support commissioning, occupancy, deficiency completion, and project close-out activities.
- Monitor project progress and communicate schedule updates to the Project Manager.
Quality Management
- Ensure all construction activities meet project specifications and contractual quality standards.
- Conduct routine quality inspections throughout every stage of construction.
- Monitor workmanship and proactively identify deficiencies.
- Coordinate corrective actions and deficiency resolution.
- Maintain documentation supporting project quality and inspections.
Health, Safety & Compliance
- Promote and enforce a strong safety-first culture on site.
- Ensure compliance with WorkSafeBC regulations and company safety programs.
- Conduct routine site inspections and safety meetings.
- Ensure subcontractors adhere to all health and safety requirements.
- Maintain compliance with all applicable legislation, policies, and procedures.
Project Administration
- Complete daily site reports and maintain accurate project documentation.
- Manage RFIs, site instructions, field changes, deficiency logs, and construction records.
- Track project progress and report risks, delays, and mitigation strategies.
- Support project reporting throughout the construction lifecycle.
Qualifications
- Minimum seven (7) years of experience as a Construction Superintendent.
- Proven experience delivering mid-rise residential construction projects.
- Direct experience leading steel-frame residential construction.
- Strong understanding of construction sequencing, scheduling, and project execution.
- Experience managing subcontractors, consultants, and multiple trades simultaneously.
- Ability to interpret architectural, structural, civil, and mechanical drawings.
- Excellent communication, leadership, and conflict-resolution skills.
- Strong organizational and planning abilities.
- Valid driver's licence.
- Legally authorized to work in Canada.
Preferred Qualifications
- Experience working for residential developers or general contractors.
- Gold Seal Certification.
- CSTS 2020.
- Standard First Aid.
- WHMIS.
- Fall Protection Certification.
- Experience using Procore, Bluebeam, Microsoft Project, or similar construction management software.
- Experience delivering occupied residential or mixed-use developments.
- Experience managing occupancy, commissioning, and project turnover.
Technical Skills
Experience with the following is considered a strong asset:
- Microsoft Office Suite
- Procore

- Construction scheduling software
- Digital field reporting systems
- Construction document management platforms

- Competitive salary of $110,000 - $135,000, depending on experience and qualifications.
